FEATURED IN WestRealEstate.com.au – THE WEEKEND WEST – 3-4 NOVEMBER 2012
Wembley Golf Course will be the outlook from the new Verde complex in the Churchlands Green estate. The row of eight townhouses will be built at 57 Needlewood Road and will overlook Empire Avenue to the golf course.
The Swanline Group development has been designed by Eames Architects and will be built by Renowned Homes.
All homes are three-bedroom, two bathroom plus study and are on 257-290sqm lots.
They will have 200sqm internally and a total of 240sqm, including a double garage and storeroom.
Agent Paul Rogers, of Key Performance Realty, said price was a key feature of the development.
“The ones we have left are all priced $995,000. If you bought a block of land here this size and built a house this size and to this standard, it will cost you $1.2-$1.3 million.
“So, if you want to get into this estate for under a million dollars, with a good standard of finish, we have the only product.
“In fact, you won’t get in anywhere around here, Perry Lakes or Churchlands, for less than this. “The fact they are strata titled is also an advantage here, because physically there is not much difference to a freestanding home.
“Green-title homes in the estate are set right up next to each other, so there is actually less recourse to issues such as noisy neighbours, whereas in this complex, owners have to conform to strata title laws.”
The five units still for sale in the complex have an identical floor plan. Downstairs is an entry and open plan kitchen, dining and living area.
The main suite is also downstairs along with a powder room and laundry. Upstairs are the two minor bedrooms, study, second bathroom and a balcony.
Vehicle access is from a back driveway to the lock-up garage.
“One of the design features worth noting is a void over the dining room,” Mr Rogers said.
“That gives it a double-height ceiling, which accentuates the feeling of spaciousness. The specs are impressive, reconstituted stone bench tops, 900mm ovens, double circular sinks, eight-zone security system and 600mm by 300mm splash back tiles.”
