FEATURED IN REAL ESTATE – THE WEST AUSTRALIAN – 2 JULY 2011
Downsizing empty nesters are the primary target market for a new luxury development in Churchlands
Grange57, a row of eight, strata-titled three and four-bedroom town houses, will be built at 57 Needlewood Road in the Churchlands Green Estate.
Paul Rogers, of marketing agents Key Performance Realty, said the Swanline-developed complex had been designed with local buyers in mind.
“We see this complex as supplying the local market,” Mr Rogers said. “Most of the buyers will come
from surrounding suburbs such as Floreat, Wembley Downs and City Beach.
”It gives them an additional lifestyle choice to the traditional big home you normally get in these areas.
“It’s perfect for the empty nesters
wanting to downsize but still wanting to live in the area and have a big but low-maintenance home with all the bells and whistles.”
Mr Rogers said the homes were a cross between a house and an apartment.
“They are big homes with an average internal area of 219sqm, and they are on good-sized lots averaging around 260sqm, so you’ve got room for a front garden and a double garage,” he said.
“The location is great. It overlooks Empire Avenue to the Wembley Golf Course and there is lots of parkland and natural bush nearby.
”There is also plenty of shopping, including Floreat Forum and Herdsman Fresh, and there are excellent private schools in the area.
“The response has been very good so far, two of them are sold already.”
The units have 198sqm to 234sqm internally. Downstairs they have an open-plan living area with kitchen, family room and dining room. The living area opens to an alfresco area, which has a barbecue kitchen and overlooksa front courtyard.
Also downstairs is an entry and laundry and seven of the units also have a downstairs study or media room.
The bedrooms and bathrooms are upstairs. The two end units have four bedrooms and two bathrooms, while the other units have three bedrooms and an extra study incorporated into the main suite.
The homes are on 236-274sqm blocks and are being sold off-the plan from $1.25 million.
